Recently, I have been asked to design and remodel projects for sales in the near future. I thought it would be great to gather the opinions for some of Naples Best and Busiest Realtors to ensure my clients are getting the very highest value for the dollars spent. We did a market survey and sent it to a variety of realtors whose opinions I highly value. My questions are focused on the $800,000 – $3 Million Home and Condo Market. Whether you are updating your home for your own enjoyment or to enhance its appeal to buyers in the upscale Naples market, we want to make sure you invest your resources wisely in upgrades with impact.
Naples Buyers are becoming Younger
The realtors surveyed are primarily selling to second homebuyers in this market. They are generally between 55 and 65 years old, although some younger buyers are interested in establishing a part-time residence and investment on the Gulf. This is definitely a trend towards purchasing property sooner in our market. People are no longer waiting until they retire to purchase in Naples.
Luxury homebuyers are looking for expansive kitchens, welcoming outdoor entertaining areas and well-designed Master bedrooms and Guest bathrooms as important features for luxury second homebuyers. In a single family home, a first-floor master bedroom is a must, even when the home has an elevator. This the trend we have been following at Abbie Joan Fine Living. The implementation of these design concepts over the past 16 years is what has set apart our projects from other homes on the market..
Buyers Prefer Newly Updated or Brand New
“Newly updated and furnished homes” are currently topping the list of sales followed by “Newly updated and unfurnished”. Buyers are looking for the features that newer homes offer both inside and out. According to Rowan Samuel of Samuel Team at John R. Wood Properties, it is important to have a nice outdoor space (with an outdoor kitchen) and a pool because this is where people spend their time relaxing and entertaining. “So be just as thoughtful about the exterior outdoor space as the kitchen and master,” he advises. This is also means that there are great properties out there ready to be remodeled.
